North Cyprus Title Deeds (Kocan)

The first thing we should say about North Cyprus title deeds is that they should first be checked with a fully qualified and reputable TRNC lawyer. Your lawyer will explain the buying process and carry out a full search to check that the necessary planning permissions and permits have been granted and that the property has no outstanding mortgages and is free from any impediments or encumbrances.

Types of Title Deeds in Cyprus:

The following categories of TRNC title deeds for Immovable Property are valid under the laws of the country:

Pre 1974 Foreign Title
this is land or property that was previously owned by a foreign national prior to 1974.
Pre 1974 Turkish Title
this is land or property that was owned by a Turkish Cypriot prior to 1974.
Exchange Land
(In Turkish, Esdeger, pronounced "eshtare")
This is land that was previously owned by Greek Cypriots and has been ‘exchanged’ for land that Turkish Cypriots lost in the South. This is a system that the TRNC Government adopted after many Turkish Cypriots lost their homes and land in the South and fled to the North. Points were awarded for the land they lost in the South and the land was allocated on a points basis.
Turkish Mainland Deed (TMD)
this was land that the TRNC Government awarded to people for military service and to Turkish and Turkish Cypriot settlers to boost the economy of Northern Cyprus.

Please remember to check with your lawyer that the land or property you are buying has a legitimate clean freehold.
